6.B) Grading Permit, Variances, and Design Review at 825 San Anselmo Avenue, APN 007-162-12, Project No. PRO2025-0002: Retroactive Grading Permit for the movement of more than 100 cubic yards of material, a Variance to allow for a third story where a maximum of two are permitted, a Variance to allow for a front porch and stairs located 15 feet 3 inches into the front setback, and Design Review for second- and third-story additions in the R-3 Zoning District at 825 San Anselmo Ave. The Project is categorically exempt from review under the California Environmental Quality Act under Class 1 and Class 32 categorical exemption for “Existing Facilities” and “Infill Development,” pursuant to 14 CCR Sections 15301(e)(1) and 15332.
