Demolition Permit for the demolition of an existing commercial structure, a Grading Permit for 131 cubic yards of earthwork, a Conditional Use Permit to allow an Accessory Dwelling Unit (ADU) to exceed 1,000 square feet, Variances to allow for a three-story building, where only two stories are permitted, and to allow for a 37-foot tall building, where a maximum building height of 30 feet is permitted, and Design Review for the construction of a new three-story, 8,850-square-foot mixed-use building at 401 San Anselmo Avenue, APN 007-251-22. The Project is categorically exempt from review under the California Environmental Quality Act under a Class 3 categorical exemption for “New Construction or Conversion of Small Structures,” pursuant to 14 CCR Section 15303.
