5.A) Grading Permit and Minor Exception at 115 Tamalpais Ave, APN 007-172-09, Project No. PRO2025-0073: Grading Permit for the excavation, grading, or fill involving the movement of 162 cubic yards of material, and a Minor Exception to allow a built-in outdoor barbecue and counter to encroach within the eight-foot side setback, five feet ten inches from the side property line, within the R-1 Zoning District at 115 Tamalpais Ave. The Project is categorically exempt from review under the California Environmental Quality Act under a Class 3 categorical exemption for “New Construction or Conversion of Small Structures” and Class 4 categorical exemption for “Minor Alterations to Land” pursuant to 14 CCR §15303(e) and §15304(a).
