5.A) Design Review and Variance at 16 Hillcrest Court, APN 005-091-16. Project No. PRO2026-0010: Design Review Permit to replace and expand an existing upper-story deck, and Variances to allow an increase in lot coverage from 39.16 percent to 40.6 percent, where 35 percent is permitted, and reduced side yard setbacks of one foot zero inches and three feet eleven inches, where eight feet is required in the R-1 Zoning District, subject to the findings and conditions of approval contained in this staff report and draft Resolution, within the R-1 Zoning District. The Project is categorically exempt from review under the California Environmental Quality Act under a Class 1 categorical exemption for “Existing Facilities” pursuant to 14 CCR Section 15301.
